Berry is the one town around here where changing your roof can need more than a quote. Council adopted new development controls in March 2026 and heritage provisions have been progressing, so if you are altering the look of your roof it is worth checking before you commit. For any coating work, ask about the cleaning, the repairs and the surface preparation. That is where the money and the durability actually sit. Roof painting is a finish, not a repair. If the roof has a fault, that needs fixing first and we will quote it separately.
5. What stays and what changes?
A good quote separates what is being kept from what is being replaced. On an older Berry home, that boundary matters more than the total at the bottom.

Flashings and penetrations

Worth asking before you approve anything
On a repair, ask whether the replacement pieces are expected to match exactly or just function correctly. New tiles rarely match forty years of weathering, and on a visible roof face that matters. What to sort out before we visit
Berry's older streets are narrow, kerbside parking is tight around the town centre, and plenty of homes back onto lanes rather than a driveway. None of that changes what your roof needs, but it does change how we plan the visit, so a couple of details up front save a wasted trip.

When should flashing be included in a quote?
Wherever the roof meets a wall, a chimney, a vent or a change in level, and particularly if that is anywhere near where your leak shows up. Flashing is the most common leak source we find, and it should never be an afterthought on a quote.
