Faults are spread across the roof, repairs keep coming back to the same places, or the covering simply cannot do its job any more.

No single symptom decides this. A ceiling stain does not prove where the water is getting in, and a tired-looking roof is not automatically finished. We look at the whole roof, the repair history and how the faults are distributed, then tell you which of the three you are actually in.

A Roof Is More Than the Tiles or Sheets

The covering is the part everyone talks about and the easiest bit to compare between quotes. Everything below tells you whether the job has been priced properly.

What is underneath
Taking the old roof off exposes the underlay and battens. Sometimes they are fine, sometimes decades of weather have got to them. We tell you what we find before doing anything about it, and the process for that is agreed upfront.
Ridges, valleys and edges
These collect and redirect the water, and they are where a badly done replacement starts leaking a year later. They are not incidental trim and they belong in the quote.
Walls and penetrations
Flashings at wall junctions, vents, flues, skylights and any equipment on the roof. Reused or replaced, and the quote should say which. Putting a new roof around old flashings is a false economy.
Gutters and downpipes
Often the ideal time, because the access is already paid for. We quote it as a clear option rather than folding it in without telling you.
The bits attached to the house
Verandahs, additions, garages and lower roofs. Each one is either in the job or out of it, and the quote will say so rather than leaving you to find out later.

Staying with tile

Keeps the look of the house and suits established streets. We renew the tiles and the components that go with them.

Changing material is usually possible and often a good idea, but it affects the structure, the drainage and the junctions. We will talk it through properly rather than treating it as a colour choice, and we will tell you when it needs someone else's sign-off.

Opening it up

The whole roof does not come off at once. We work in sections and never open more than we can make weathertight before we leave, so your home is protected every night.

Putting the new roof on

Covering, underlay where relevant, cappings, valleys, flashings and penetrations, all done in a sensible order rather than rushed to get the scaffold down.

Finishing up

We walk the finished work with you, sort any outstanding items and confirm anything that belonged to another trade or was excluded from the start.

It is noisy and there is a lot of movement, but the work happens outside and you can stay in the house throughout. Most homes take several days rather than weeks, and weather moves that.

What Actually Moves the Price

Roof area is only the starting point, and anyone quoting purely on square metres is guessing. Roof shape matters enormously, because every valley, hip and change of direction is more labour and more detailing than a simple gable. Height and access change the staging. The material you pick changes the supply cost. And what we find under the old roof can change the job, which is why we agree beforehand how that gets handled.

When you are comparing quotes, check that each covers the same roof areas and components, that removal and disposal are included, and what happens if something unexpected turns up. If one quote is thousands cheaper than the others, it is usually leaving something out rather than being generous.

Most properties are more than one roof. There is the house, and then there is the garage, the porch, the skillion off the back, the pergola and the carport. Each one is either in the quote or out of it, and we will list them rather than leaving it ambiguous. That is usually where two quotes quietly differ by thousands.

What happens if we find something

We agree upfront who we call and how it gets handled if opening the roof reveals damaged battens, rotten timber or anything else unexpected. You get shown the problem and a price before we carry on, not a variation at the end.

How do I know if I need a new roof?

Look at the pattern rather than the age. Deterioration spread across the whole roof, repairs that keep returning to the same places, or a covering that can no longer do its job all point to replacement. One contained fault does not. We look and tell you which, including when the cheaper option is right.

Would a restoration save me the money?

Quite possibly, and it is the first thing we check. If the tiles or sheets are still sound and the problems are in the pointing, the ridges and the surface, a restoration costs roughly a quarter to a third as much and buys you many more years.

Can I change from tile to metal?

Usually yes, and it is often cheaper and lighter. It is not a simple swap though, because it affects the structure, the drainage and the junctions. We will price both and explain the trade-offs rather than pushing you either way.

Are the gutters included?

Not automatically, but it usually makes sense to do them at the same time because the access is already there. We quote it as a clear option so you can see the cost and decide, rather than finding it bundled in.

What if you find damage after the old roof comes off?

We stop, show you what is there, and agree what to do before carrying on. How that works is written into the quote before we start, so it is never a surprise variation at the end of the job.
