Which one you need depends on what is actually wrong, not on how the roof looks from the footpath. An old-looking roof often needs one specific repair, and a tidy-looking roof can be leaking at a junction. That is why we look before recommending anything.

No age, colour or photo decides this. What decides it is whether the roof covering and the details connected to it will actually hold the work.

We will recommend restoration when

  • The tiles or sheets are still sound once the defined repairs are done.
  • The wear is spread across the surface rather than concentrated in failures.
  • We can prepare the surface properly so the coating bonds.
  • Keeping your existing roof genuinely gets you more years for less money.

We will tell you to do something else when

  • Faults keep recurring, or previous patch repairs have stacked up badly.
  • The covering or the surface underneath will not hold the treatment.
  • There is a good chance of finding worse once we open it up.

Cleaning will not fix a failed flashing. Coating will not make a broken tile, a loose sheet or a crumbling ridge sound again. And a fresh surface tells you nothing about what is underneath it.

Opening a roof up can uncover deterioration nobody could see from the surface. If that happens we stop, show you, and agree what to do before carrying on. That process is written into the quote rather than invented on the day.

What does a roof restoration include?

There is no fixed package, and be wary of anyone who quotes one. Depending on your roof it can involve cleaning, repairs, ridge repointing or rebedding, surface preparation and coating. What matters is that every component and exclusion is written into the quote so you can compare it properly.

Does a restoration always include coating?

No. Coating is only included where the surface will hold it and you want that outcome. Some roofs need the repairs and the ridge work but are better left uncoated, and we will tell you when that is the case rather than adding it to the bill.

How is restoration different from a repair?

A repair fixes a defined fault. A restoration coordinates several jobs across a roof that is worth keeping. If you have one leak, you want a repair, and we will say so rather than talking you upward.

When is replacement the better option?

When deterioration is spread across the roof, repairs keep returning to the same places, or the covering can no longer do its job. Replacement costs several times more, so we only recommend it when we can show you why on your own roof.

Can a restoration fix a leak?

Only if we find the leak and include the repair. Cleaning or coating alone will not stop water getting in, and anyone suggesting otherwise is selling you the wrong job. Water also travels along battens and framing before it drops, so the mark inside is rarely under the hole.

How much does a roof restoration cost?
