Metal Roof Repairs Nowra
A drip inside tells you water is getting in. It does not tell you where. On a metal roof the entry point is usually a lap, a fastener or a flashing well away from the mark, and finding it properly is the difference between one repair and three.
It Is Nearly Always a Join, Not the Middle of a Sheet
A ceiling mark tells you where the water became visible. It rarely tells you where it got in. Metal roofs are a connected system: the sheets shed water into the gutters, and everything interrupting that path is a candidate. Water gets in at a join, runs along a batten or purlin, then drops wherever it finds a gap.
So the middle of a sheet is seldom the culprit. From outside, the area worth checking usually takes in more than one component, and tracing it back is the actual skill in a metal roof repair.
The sheets
Corrosion, dents, storm damage or old patch repairs. Surface rust is often repairable. Rust that has gone through the sheet is not, and we will show you the difference on your own roof rather than describing it.
The fixings
Screws back out, washers perish, and an old fastener opens up a small hole every time the roof heats and cools. Very common, and one of the cheapest things on a roof to put right.
The junctions
Ridges, wall abutments, penetrations and any change in roof geometry. This is where most metal roof leaks we find actually start.
The drainage edge
Eaves, gutters and where the water discharges. A blocked or undersized outlet backs water up under the sheet edge, which looks exactly like a roof leak from inside.
Local, Connected or Widespread?
Local
One defined fault with sound metal around it. Focused work, priced as focused work, and it is what most calls turn out to be.
Connected
Several small symptoms clustered around one penetration, capping or roof plane. Usually one underlying cause worth fixing properly rather than three patches.
Widespread
Recurring faults, corrosion across the roof or sheets that have been working loose for years. At that point another patch buys months rather than years.
Compatibility matters too. Profiles, coatings and fasteners are not universal, and mixing the wrong metals together causes corrosion that was not there before. We check what you have before ordering anything.
From Your Phone Call to a Fixed Roof
- 1
You tell us
Where it shows, when it happens and anything that has been tried before.
- 2
We review
Your photos and what you have described, so we arrive with a plan rather than a ladder.
- 3
We get up there
Checking the sheets, the fixings and the junctions, safely.
- 4
We explain
What we found, what we think is causing it, and anything we could not confirm.
- 5
You get a quote
The fault named, the work priced and the boundaries written down.
Why another blob of sealant will not hold
Sealant belongs in details designed for it. Smeared over movement, corrosion or a badly formed junction it hides the cause and makes the eventual repair harder and dearer. If a spot has been sealed more than once already, it needs fixing rather than sealing again.
Weather and access change the job
Safe access, roof pitch, whatever is in the way and a dry enough day all affect when we can work and how long it takes. Metal roofs are slippery and dent easily, which is another reason we would rather you stayed off yours.
What Moves a Metal Repair Price
Resealing or refixing a leaking joint or fastener usually runs $300 to $700, finding and fixing a leak $300 to $900, replacing damaged sheets $600 to $2,000 and flashing work $350 to $800. Every job is quoted in writing after we have looked, and the quote is free.
- How much and where
- One accessible fixing line is a very different job to a fault running across several sheets or sitting up against an awkward edge.
- Profile and condition
- Matching your roof form and tying into sound surrounding metal takes longer on older or discontinued profiles, and sometimes changes what is possible.
- Access and old repairs
- Earlier patches, solar, air conditioning units and tight edge access all add time. None of it is a problem, it just needs allowing for honestly.
- Connected parts
- Cappings, flashings or the gutter interface sometimes have to be included for the repair to actually work. We will tell you when, and why.
Tell Us What Happened, Not Just What Broke
The most useful thing you can tell us is the weather. A leak that only appears in driving rain from one direction behaves completely differently to one that shows up after any long soak, and that difference often points straight at the cause. Add which room it shows in and how close it is to a wall, a vent or a change in roof height.
Keep what you saw separate from what you think caused it
“Water appeared near the hallway after rain from the south-east” is genuinely useful. “The flashing has failed” might be right, but if it is not we can end up chasing the wrong thing. Tell us what happened and let us work out why.
Got a leak on a metal roof?
Describe where it shows and when. We will trace it back to the actual entry point and quote the repair in writing.
Metal Roof Repair Questions
Straight answers about metal roof faults, rust and what a repair can realistically cover.
Is the leak directly above the ceiling stain?
Almost never on a metal roof. Water travels along framing, under a lap or from a junction before it drops, so the entry point is regularly metres away. Anyone who tells you they can pinpoint it from the stain is guessing.
Can you just replace one loose fixing?
Sometimes, and when that is genuinely all it needs we will say so. But fixings rarely fail in isolation, so we check the ones around it too. Fixing one screw and leaving five more about to let go is not a repair, it is a return visit.
When would you recommend replacing the roof instead?
When corrosion has gone through the sheet in several places, when fixings are failing along whole runs, or when the same areas keep being patched. At that point another repair buys you months. We will show you why on your own roof and price both options.
Do you repair Colorbond roofs?
Yes, and older profiles too. Colorbond is a specific product, and there are other coated steels that look similar but are not the same. We check what you actually have before ordering anything, particularly where matching matters.
What should I send with my enquiry?
Where the leak shows, when it happens and what the weather was doing, plus any photos you can take safely from the ground. Mention any previous repairs to the same spot, because old work is frequently where new leaks start.
What does a metal roof repair cost?
Resealing or refixing a leaking joint or fastener typically runs $300 to $700, tracing and fixing a leak $300 to $900, replacing damaged sheets $600 to $2,000 and flashing work $350 to $800. Access, profile and how many sheets are involved all move it.
Tell Us About Your Metal Roof
Describe where the water shows up, when it happens and the roof profile if you know it. We will trace the leak back to where it is actually getting in, then quote the repair in writing.
- Photos from the ground or inside are plenty
- Mention anything that has been sealed or patched before
- Please do not walk on a metal roof to check
