Four places we check, in order
1. The roof surface
Tiles or metal sheets do the weathering. We look for displacement, breakage, corrosion and any previous patch repairs, because old work is frequently where new leaks start.
2. Junctions and penetrations
Walls, pipes, vents, skylights and changes in roof level. This is where most leaks actually begin, and where they are cheapest to fix before the water reaches a ceiling. Flashing repairs are often contained work, but we still check the junction around them rather than just the obvious edge.
3. Valleys and roof edges
Valleys collect water off two roof planes at once and funnel it into one narrow channel, so they work harder than anything else up there. A rusted or packed valley moves a lot of water into the wrong place.
4. Gutters and outlets
Everything the roof sheds ends up here. If the gutters, outlets or downpipes cannot take the volume, water backs up under the roof edge and looks exactly like a roof leak from inside.
Write it down while it is fresh
Inside
- Which room, and where in the ceiling or wall.
- Was it dripping, damp, stained, or had it already dried out?
- How long after the rain started did it appear?
- Was there wind, and from which direction? This one matters a lot.
- Has the same spot done it before?
Outside, from the ground
- Was water spilling from one section of gutter or several?
- Can you see a shifted tile, a lifted sheet edge or a flashing out of place?
- Is there debris visible anywhere you can safely see?
- Are there solar panels, vents or skylights near where it shows inside?
- Can you get a clear photo without climbing anything?
All of that narrows down where we look considerably. None of it requires you to get on the roof, and please do not.
A roof leak and an overflowing gutter need different fixes
Water coming through from above
A mark on the ceiling or high on a wall usually means water is getting in at the roof surface, a junction or a valley. That is a roofing repair and we trace it back to the entry point.
Water spilling at the eaves
Overflow raises different questions: is it debris, the fall, the outlet size, or a valley dumping half the roof into one short run? Gutter replacement is one possible answer, not the automatic one. Replace a gutter at the same fall and you get the same problem in newer metal.
Water at ground level
If water is pooling around the building or coming in at floor level, that is site drainage rather than roofing. We will tell you that rather than selling you a roof job that will not fix it.

One clear fault
When a single component has failed and the roof around it is sound, a roof repair is the right answer and the cheapest one. We name the item, what is around it and how far the work goes.

If a valley, a flashing, the covering and the gutter edge are all contributing, fixing them together costs less than three separate visits with three separate set-ups.

Access and who is home belong in the quote
An address tells us where you are, not how the place is used. Tell us whether it is your home, a rental, a holiday house or a commercial building, and who we should be dealing with. Plenty of properties here are not owner-occupied year round, and sorting that out early saves a wasted trip.
Also mention gates, shared driveways, pets, parked cars and anything that needs to stay undisturbed. None of it is a problem, it just changes how we plan the day.

Does living near the coast mean my metal roof is corroding?
Not by itself, and we will not tell you it does without looking. Exposure varies street to street. What we do is check the flashings, the fixings, the laps and the valleys hardest here, because those are what the weather reaches first. If they are sound, we will say the roof is fine.
How do I tell a roof leak from a gutter problem?
The timing and where it shows up are the best clues. Water appearing in a ceiling during rain usually means it is getting in above. Water spilling over the outside of a gutter is a drainage question. If you are not sure, describe both and we will work it out.

That is site drainage rather than roofing, and a new roof will not fix it. We will tell you that honestly rather than taking the job. Sometimes both are happening at once, which is worth sorting out before you spend money on either.
What photos are useful after a leak?
Clear shots of the stain or drip inside, and anything you can see from the ground outside such as overflow, a shifted tile or a lifted sheet. Take them while it is fresh, because a dried-out mark tells us much less.
Do you do gutters as well as roofs?
Yes. Roof repairs, restoration, replacement, gutter replacement, gutter guard, flashings, valleys and ridge capping. Often the fix involves both the roof and the drainage, and we would rather do it properly than fix half of it.
