Cleaning and painting are maintenance jobs, not repairs. Neither one stops a leak, and if your roof has a fault we will quote fixing that separately rather than coating over it.

Tile roofs
Photos often show a broken tile or a disturbed ridge, and sometimes that is the whole story. Around here the ridge mortar is usually what goes first, and it is one of the cheapest faults to put right before it reaches a ceiling.
Metal roofs
We look at the sheets, the fasteners, the flashings, the penetrations and the laps. Metal roof repairs get scoped to what has actually failed rather than a generic patch. Surface rust is often repairable. Rust through the sheet is not, and we will show you the difference.
A whole-roof decision
If faults are spread across the roof or repairs keep coming back, roof replacement is worth comparing properly. That conclusion should come from what is on your roof, not from the suburb you live in.
Being near the water tells us what to check hardest. It does not tell us your roof has a problem, and we will not pretend otherwise.

If something changes before we arrive
Let us know if the ceiling mark spreads, a tenant reports something new, or more weather comes through. It genuinely changes what we look at first, and it is much more useful than us finding out on the day.
Keep everyone away from anything visibly unsafe, and do not get up on the roof to investigate. Anything you can see from the ground or from inside is plenty for us to work with.
