Metal roof replacement in Nowra

Metal Roof Replacement Nowra

Rust in one spot rarely means the whole roof is finished. We check how far it has actually gone before quoting a replacement, because sheets can often be replaced in sections instead.

Look for a Pattern Across the Roof

Leaks that keep coming back

When leaks return in several different places, the fixings and laps have usually been working loose for years and patching is just resetting the clock.

Rust in more than one place

How it looks from the ground is not a diagnosis. Rust that has gone through the sheet in several areas is telling you the coating has failed across the roof, not in one spot.

Sheets moving

Changes across the laps, ribs, fastener lines and cappings usually mean years of thermal movement have loosened things generally.

Mixed-up repairs

Earlier additions and mismatched components can make a reliable repair genuinely difficult, because nothing quite lines up any more.

None of these automatically means replacement. What matters is how many of them are true at once, and whether another repair would buy you years or just months. We will tell you which, and show you why on your own roof.

What is in the job

A New Roof Still Has to Meet Every Edge

Metal roof replacement is more than lifting old sheets off and screwing new ones down. Every edge, junction and penetration has to be resolved, and that detailing is what decides whether the roof leaks in five years.

Profile and sheet length affect how the job is handled and laid out. Long runs mean fewer end laps, which is generally better, but they also need the access to get them up there in one piece.

Worth settling before you accept a quote

  • Which roof planes and attached sections are included, and which are not?
  • Which cappings, flashings and penetrations are being replaced rather than reused?
  • Are the gutters and roof edges in the scope or quoted separately?
  • What access, protection and removal have been allowed for?
  • What happens, and who gets called, if something turns up once the sheets are off?
How it runs

Five Stages, and the Weather Between Them

01. Confirm

We check the roof shape, its condition, the measurements and where the job starts and stops.

02. Specify

Settle the profile, finish, cappings, fasteners and insulation, chosen for your roof rather than from a chart.

03. Prepare

Plan access, material handling, where the skip goes, and how we work around anyone using the building.

04. Remove and install

Work in controlled sections, never opening more than we can make weathertight before we leave.

05. Finish

Complete the junctions, penetrations and edges, then walk the finished roof with you.

Where the job stops

If what is under the sheets needs attention, we stop and show you before doing anything about it. How that gets handled is written into the quote rather than turning up as a variation.

Keeping your home dry while the roof is off is our responsibility, not the weather's fault. That is why we stage the work rather than stripping the lot and hoping for a clear week.

What it costs

Why Two Metal Roof Quotes Differ

Roof area is one input. Complexity, height, pitch, access, the profile you choose, what has to come off first and what we find underneath all move the number. Most three and four bedroom homes run $15,000 to $30,000, with large or complex roofs going higher, and replacing a tile roof with Colorbond usually $18,000 to $38,000.

If one quote is thousands below the others, it is almost always leaving something out rather than being generous. Check the flashings, the gutters, the removal and disposal, and what happens if something unexpected appears.

Staying in the house

It is noisy, there is a lot of movement and parts of the roof are open during the day. You can stay throughout, and we agree access, parking and protection before we start. On a commercial building, tell us your trading hours and we will work around them.

Gathering information safely

Plans, old invoices and photos from the ground are all useful. Do not get up on a metal roof to have a look. They are slippery, they dent under foot, and a fall is a far bigger problem than the leak.

Be specific

Separate What Is Staying From What Is Going

A replacement keeps most of the building and renews one part of it, so the boundary between the two is worth writing down. The garage, the patio, the carport, the lower roof off the back: each one is either in the job or out of it, and that is usually where two quotes quietly differ by thousands.

Ask this at quoting stage

Ask whether the measurements and profile decisions are based on someone actually getting on the roof or on a rough look from the driveway. It changes the accuracy of everything that follows, and it is a fair question to put to anyone quoting you.

Common questions

Metal Roof Replacement Questions

Straight answers about when replacement is warranted, what is included and what it costs.

How do I know if my metal roof needs replacing?

There is no age at which it automatically does. What matters is whether rust has gone through in several places, whether fixings are failing along whole runs, and whether repairs keep returning to the same spots. If most of those are true, replacement is the better spend and we will show you why.

Can you replace just one roof plane?

Sometimes, and we will tell you when that is the sensible option. The usual constraint is matching the existing profile and finish, so we check availability before quoting rather than after. Where a match is gone, a partial job can end up looking obviously patched.

Are the gutters included?

Not automatically, though it usually makes sense to do them at the same time because the access is already there. Gutters, downpipes and roof-edge details appear in our quote as included or excluded so there is no ambiguity.

Can I change profile or colour?

Colour, largely yes. Profile is not purely cosmetic though, because each one has a minimum pitch and different lap behaviour. We will tell you what actually suits your roof rather than just showing you a chart.

What can change once the old sheets come off?

Battens, purlins and anything that has been quietly rusting underneath. We stop, show you and agree a price before carrying on, and that process is written into the quote rather than sprung on you at the end.
