Start Before the Materials Turn Up
The best time to talk to a roofer is when the roof first appears on the drawings. Pitch, roof shape, valleys, gutters and junctions are all cheap to resolve on paper and expensive to fix once the frame is up.
Revisions matter more than people expect. A skylight that moved, an eave that changed, a pitch adjusted by a couple of degrees, and suddenly the quote is for a different roof. Send us the current set with the revision number and we will tell you if anything material has changed.
Compare the Whole Assembly, Not the Look
Tile
Individual units laid over battens, with underlay underneath. Suits established streetscapes, has good thermal mass and lasts decades. Heavier, so the structure has to allow for it.

- Plan the underlay, valleys and ridge details
Metal
Formed sheets with coordinated flashings and fixings. Lighter, usually cheaper on a like-for-like home, and it works on lower pitches than tile can.

- Resolve every penetration and wall junction
- Coordinate the edges, gutters and outlets
Neither is automatically right. Pitch usually decides it first, then structure, budget and how you want the place to look. We install both and will give you a straight comparison rather than a preference.
Four Things That Hold Up a Roof
Framing, support, dimensions and pitch all have to suit the covering you have chosen. Wrong batten spacing found late is an expensive fix.
Valleys, gutters, outlets and where the water discharges. Metal sheds fast, so the drainage has to be sized for the volume actually arriving.
Flues, vents, skylights and service openings. Far better cut in as part of the roof than through a finished one.
Roofing follows the frame and has to be done before the building can be closed up. Being late on the roof holds up everything behind it.

How to compare quotes properly
Check whether each proposal covers the same roof areas, the same product and finish, the same flashings and penetrations, and whether gutters and stormwater are in or out. A cheaper quote on a new build is nearly always a narrower one, and that difference lands on you later.
If it is an addition
An addition has an existing building on at least one side, and that join is the detail that matters most. It drives the removal, the reinstatement, the flashing and the drainage, so we resolve it before anything else.
Managing Changes While the Build Moves
Lock the geometry down
Confirm the ridge lines, pitches, eaves, valleys and wall junctions before ordering. These are the decisions everything else depends on.
Name the openings
Record where the skylights, flues and vents are going and what products they are, so they can be detailed into the roof rather than cut through it afterwards.
Check we can actually start
Roofing depends on the work before it being finished and correct. We will tell you honestly if the frame is not ready rather than working around it and creating problems.
If you are owner-building or project managing, give us one point of contact for roof decisions. It saves a great deal of back and forth and stops conflicting instructions arriving from three directions.
Roofing is also only part of keeping the build dry. Wall wraps, window flashings and site drainage all matter, and we will flag where our work stops and someone else's starts rather than assuming it is covered.
Before you accept any quote, confirm how material substitutions get handled. If the specified product is unavailable, you want to know what happens rather than finding a different profile on your roof.

When should I get a roofer involved?
Once the roof appears on the drawings. Pitch, roof shape, valleys, drainage and junctions are far cheaper to resolve on paper than on site, and the sequencing affects the trades either side of us too.
Do you do both tile and metal on new builds?
Yes, both, on homes and commercial buildings. We will give you a straight comparison for your particular project rather than pushing whichever suits us.
What drawings do you need?
Current roof plans, elevations and sections, with the revision number. The more current they are, the more specific we can be instead of quoting on assumptions we then have to revisit.
Are gutters included with a new roof?
Not automatically, and it is worth pinning down early because it often falls between trades. We quote gutters and roof drainage as a clear item, and we will confirm where the stormwater connection responsibility sits.
Who handles skylights, vents and flues?
It varies by project and product, so we agree it upfront rather than assuming. What we will not do is leave an opening unflashed because everyone thought someone else had it.
What does a new roof cost?
A new metal roof on a new build typically runs $15,000 to $30,000 and a new tile roof $20,000 to $40,000. A roof over an extension or addition is usually $6,000 to $18,000. Reviewing plans and quoting is free.
