A roof going dark can be several different things. Moss and lichen grip on and hold moisture against the surface. Leaf litter piles up in the valleys and gutters. Wind-blown grit settles into the texture. And sometimes the dark patch is not build-up at all, it is the coating breaking down underneath.

That distinction decides both the method and whether cleaning will actually get you what you want. Blasting a roof whose coating has failed will not bring the colour back, it will just take more of the coating off.

Moss and lichen

Grips hard and often sits right beside fragile tile edges. We treat it at the root with a biocide rather than just blasting off what you can see, because removing the visible growth without killing it means it comes straight back.

Leaves and debris

Collects in valleys, gutters and around junctions. Clearing it matters more than it looks, because a packed valley holds water against the roof and that is where leaks start.

Staining and failed coating

Not everything washes off. Rust staining and a coating that has broken down are different problems, and cleaning will not fix either. We will tell you upfront which one you have.

Pressure, chemistry, dwell time and rinsing are not interchangeable settings. This is where cheap roof cleaning does expensive damage, and it is almost always irreversible.

On tiles, cracked pieces, loose ridge capping or a fragile surface all change how much pressure the roof can take. On metal, driving water up under a lap is an easy way to create a leak that was not there when we arrived.

We will tell you to hold off when

There is an active leak, roofing has clearly shifted, corrosion is widespread or the surface is too fragile to take a wash. Sort those first and the clean is worth doing. Do it in the wrong order and you have paid twice.

Two Materials, Different Questions

Tiled roofs

We check the tile condition, the laps, the ridge and hip details, the valleys and any penetrations before deciding on pressure. Concrete takes controlled pressure well. Glazed terracotta needs soft washing and should never be blasted.

Metal roofs

Corrosion, fasteners, sheet laps, flashings and the state of the existing coating all matter. Metal generally needs a gentler approach, and the risk is less about breakage and more about forcing water where it does not belong.

Where they meet

Extensions, awnings and flashings often bring a second material or a different pitch into the job. Those junctions need their own thought rather than being run over with the same wand.

Cleaning is as much a site-management job as a roofing one. Water, loosened growth and debris all travel, and they end up in your gutters, your garden, your tank or over the fence.

Gutters and outlets

We do not just push debris toward a downpipe and hope. We manage the outlets before we start and clear the gutters of everything we washed into them at the end.

Walls, windows and neighbours

Overspray near windows, doors, wall finishes and the property next door gets protected beforehand rather than apologised for afterwards.

Garden and ground

Access routes, collection points and anything sensitive nearby get covered or worked around. If you are on tank water, tell us when you call so we can plan for it.

Wind and rain affect both control and safety. We would rather move a day than make a mess of your place or rush a job on a wet roof.

Loose ridge capping

Crumbling mortar needs repointing or rebedding. A clean roof with failed ridges is still a leaking roof.

Once the grime is off and we can see the roof properly, things become visible that nobody could see before: hairline cracks, a tired flashing, mortar further gone than it looked. That is useful information, not a problem we created, and you get photos of anything we find.

Our quote states the area we are cleaning, what we are assuming about the roof condition, how we are handling access and runoff, and what is excluded. If we find something that needs repair, we quote it separately so you can decide on it rather than finding it folded into one number.

Setting expectations

What a Clean Can Realistically Achieve

A fair outcome is the loose debris and suitable growth removed, the gutters and valleys cleared, and the roof looking considerably better than it did. If the colour underneath has genuinely gone, cleaning will reveal that rather than fix it, and you are looking at painting instead.

Weathering also varies between slopes, so the shaded side often comes up differently to the sunny one. Replacement tiles and old repairs can stay visible after a wash too. We would rather tell you that beforehand than have you disappointed on the day.

Can every roof be pressure cleaned?

No, and this is where damage gets done. Concrete tile takes controlled pressure well. Glazed terracotta and fragile or heavily corroded surfaces need soft washing instead. Knowing which is which is exactly what you are hiring, and getting it wrong cracks tiles and strips coatings permanently.

Will cleaning fix my leak?

No. Cleaning removes build-up. It does not repair a cracked tile, failed flashing or rusted valley, and a clean roof leaks exactly as much as a dirty one. If you have a leak, that needs finding and fixing as its own job.

Will every stain come off?
