Tiles or sheets, checking for displacement, breakage, corrosion, movement and any previous patch repairs that were done badly. Old work is frequently where new leaks start.

You get pictures of what we found. They show you where something is and what it looks like, so nothing rests on trust alone.

What we think it means
How it probably relates to the problem you reported, and what else could be involved. This is our read, and we label it as our read.
What we would do
Monitor it, investigate further, do the maintenance, repair it or replace it. A recommendation you are free to weigh up or ignore.
What we could not check
Anything inaccessible, concealed or weather-dependent. We say so plainly rather than letting silence imply we looked.
They Answer Different Questions
Our quotes are free, and for most jobs a quote is all you need. We come out, look at the roof, tell you what it needs and price the work. That covers the majority of calls and costs you nothing.
An inspection is different. It is for when the question is what is wrong or what condition is this roof really in, rather than what will it cost to fix the thing we already know about. Tell us why you are calling and we will tell you which one you need, and we will not push you toward the paid option when a free quote would have done.
Some Things Cannot Be Settled in One Visit
A roof covering hides the underlay, the battens, the framing and most of the junction detail. We cannot see through intact tiles or sheets, and neither can anyone else. What we can do is check everything accessible and be specific about what we could not reach.
Intermittent faults are the other honest limit. A leak that only shows in driving rain from one direction may not reveal itself on a clear day. That is exactly why your description of when it happens is worth so much, and why we ask for it.

Is a free quote the same as an inspection?
No. A quote prices work we have proposed, and ours are free. An inspection investigates the roof to work out what is going on, or documents its condition. Tell us why you are calling and we will tell you which one you actually need.
How much of the roof can you get to?
It depends on the height, the pitch, the material, the condition and whether we can work safely. We check everything we can reach and we tell you plainly what we could not, rather than leaving you to assume we looked at all of it.
Will you definitely find my leak?
Usually, because we trace the water path rather than guessing at the nearest suspect. Not always in one visit though, because water travels and some faults only show in particular weather. If we cannot confirm it, we will say so rather than guessing and charging you for a repair that might not work.
Do I get photos and something in writing?
Yes, and you should agree that with any roofer before booking. You get pictures of what we found and a plain-English rundown of what we saw, what we think it means and what we would do about it.
Do you inspect both tile and metal roofs?
Yes, both, on homes and commercial buildings. They fail in different places, so what we check hardest differs, but we work on both regularly.
What should I tell you when I book?
Where the property is, why you want it looked at, the roof material if you know it, and what you have noticed and when. If it relates to a purchase or an insurance claim, mention that too.
