Start Indoors, at the Gutter, or with the Noise
Roof problems almost never announce themselves where they start. Water runs along battens, underlay and framing before it drops, so the mark on your ceiling is regularly metres from the entry point. Chasing the tile directly above a stain is how people pay for a tidy repair that changes nothing.
The most useful thing you can tell us is when it happens. Steady rain, driving rain from one direction, or only after a long soak. Each points somewhere different, and it narrows things down faster than any photo.
What helps us most
A stain or drip: which room, where in the ceiling, what the weather was doing and how long it lasted.
A noise: where you hear it, what the wind was doing and anything you can see that has shifted.
Something broken: a tile, sheet, ridge, gutter or flashing, if you can see it safely from the ground.
Overflowing gutters: where the water spills over and how heavy the rain has to be.
Four Places We Look
Tiles
Cracked or slipped tiles are the obvious suspect, but we also check the ridge capping, the valleys and the flashings beside them. On older roofs the mortar along the ridges has usually gone before the tiles have.
Metal
Sheets, laps, fasteners, penetrations and flashings. Surface rust is often repairable. Rust that has gone through the sheet is not, and we will show you the difference on your own roof.
Gutters and valleys
Overflow, standing water or a damp fascia can be debris, the fall, the outlet size, or a valley dumping half the roof into one short run. A drainage fault and a roof fault look identical from inside.
Junctions
Where the roof meets a wall, a chimney, a vent or a change in pitch. This is where most leaks actually start, and where they are cheapest to fix before they reach a ceiling.

The fault is local and the roof around it is sound. That is a targeted repair, priced as one, and it is what most calls turn out to be.
A few connected faults
Several things contributing at once, like a broken tile beside a tired valley. We fix them together, which costs less than three separate visits.
Something broader
If the same leak keeps coming back, or faults are appearing across the roof, patching again is money spent to buy a few months. We will say so and show you why.
From Your Phone Call to a Fixed Roof
Each step narrows the question rather than promising an answer we have not earned yet.
1. You tell us
What you have seen, when it happens, the roof material if you know it, and anything that has been done to the roof before.
2. We look
On the roof and, where it helps, inside. We check the covering, the junctions and the drainage together, because they are rarely independent.
3. We find the cause
We trace the water back to where it is actually getting in, not the nearest plausible spot, then explain what we found in plain English.
4. You get a quote
Naming the fault, the work, the materials and what is excluded. Never a one-line leak repair with a number beside it.
When We Will Tell You a Repair Is Not Enough
If deterioration is spread across the roof, if compatible materials cannot be sourced, or if the same spot has been patched more than once already, another repair buys months rather than years. We will tell you that and price the alternative properly rather than quietly selling you a fourth patch.
Plenty of roofs are still perfectly good candidates for a focused repair, and when that is the case we will say so. If a $400 repair genuinely sorts your roof for years, that is what we will recommend.
Keep the Evidence. Stay Off the Roof.
Photograph stains while they are fresh, note what the weather was doing, and mark where the water appears inside. If it happens again, note whether it is the same spot in the same conditions. That comparison is genuinely useful to us.

What Happens When the Job Is Done
We walk the finished work with you and check it against what was actually quoted. You get photos of what we found and what we did, so you can see the repair rather than take our word for it.
One thing we will not do is claim a repair proves the rest of your roof is sound. Fixing one fault tells you that fault is fixed. If we spotted anything else while we were up there, we will tell you about it and price it separately rather than folding it in.
Where new work meets the old roof, we will point out that boundary too. It matters if anything comes up later, because it shows exactly where our work stops and the existing roof starts.

Straight answers for anyone trying to work out what sort of repair they need.
Can you quote a leak from a photo?
Not honestly. Photos help us understand the symptom and prepare for the visit, but the same ceiling stain can be a tile, a metal lap, a valley, a flashing or a gutter, and those are very different jobs. We come and look, then quote in writing. That costs you nothing.
Do you repair both tile and metal roofs?
Yes, both, on homes and commercial buildings. They fail differently and get repaired differently, and we work on both every week.
Is the leak directly above the ceiling stain?
Usually not. Water runs along battens, underlay and framing before it drops, so the entry point is often well uphill of the mark inside. Tracing that back is the part you are actually paying a roofer for.
When would you recommend a replacement instead?
When faults are spread across the roof, keep recurring in the same places, or the covering itself can no longer do its job. We will show you why on your own roof rather than just asserting it, and we will price both so you can decide.
Are overflowing gutters a roofing job?
They can be. It might be debris, rust, the fall, the outlet size, or a valley concentrating too much water into one run. That distinction matters, because replacing a gutter at the same fall gives you the same problem in newer metal.
What should a good repair quote include?
The location, the component, the materials, the preparation, what access has been allowed for, what gets reinstated afterwards, and what is excluded. It should also say what happens if we open it up and find something unexpected.
