A southerly comes through overnight, and by morning there’s a brown ring on the lounge room ceiling. Almost everyone who calls us after that asks the same thing first: what is this going to cost? It’s a fair question. The honest answer is that roof repair cost in Nowra depends far more on what has failed up on the roof than on how bad the damage looks from inside. Here is how the price actually comes together, so you know what you’re paying for before anyone climbs a ladder.
The stain on your ceiling says very little about the bill
Water rarely drips straight down. It gets in at one point, runs along a batten or the sarking (the foil or membrane layer under the tiles or sheets), then finds a low spot and soaks into the plasterboard. That low spot can be a metre or more from where the water first got in.
So a big, ugly stain can come from one cracked tile that takes minutes to swap. A faint mark in a corner can trace back to a rusted valley iron that needs replacing end to end. Until someone finds the real entry point, any figure you’re given is a guess.
Five things that set the price
1. What has failed
Different parts of a roof cost different amounts to fix. On tile roofs, the usual suspects are cracked or slipped tiles, cracked ridge pointing (the flexible mortar along the ridge caps) and worn valley irons. On metal roofs it’s more often lifted or rusted screws, failed flashings around vents and skylights, and sheets that have rusted through at the laps. A swapped tile and a new valley are very different jobs, even if they leak just as badly.
2. How much of it has failed
One loose ridge cap is a spot repair. A whole ridge line with the bedding breaking away is rebedding and repointing, which means lifting the caps, laying new bedding and pointing over the top. Scale is usually the biggest single swing in a quote, and it’s the part you can’t judge from the ground.
3. Getting up there safely
A low, single storey roof with clear side access is quick to work on. A steep, two storey roof over a sloping block takes longer to set up, and some jobs need extra fall protection before anyone can start. That time sits on the quote whether the repair itself is big or small.
4. Matching the materials
Plenty of older homes around North Nowra and Bomaderry have tile profiles that are hard to match now. Tracking down matching tiles takes time, and sometimes the answer is to move sound tiles from a less visible part of the roof and fill that spot with the closest new match. On metal, a new sheet next to one that has faded for years will stand out, which matters to some owners and not to others. Either way, it affects the price.
5. How urgent it is
If water is coming in during a storm, the first visit is about stopping it: a tarp, a temporary seal, whatever keeps the ceiling dry. The proper repair happens once the roof is dry and safe to walk. That’s two visits instead of one, and it’s worth knowing up front so the second bill doesn’t come as a surprise.
Small, medium and large: how repair jobs usually sort out
Because every roof is different, we don’t publish set prices. What we can tell you is how jobs tend to group, from the quickest to the biggest:
- Small fixes: a handful of cracked tiles, a resealed flashing, replacing failed screws on a metal roof
- Medium jobs: rebedding and repointing a ridge run, replacing a valley iron, swapping out a rusted section of sheet
- Repairs that turn into something bigger: rust or broken pointing across most of the roof, where patching one spot just moves the leak somewhere else
Some jobs are an hour. Some are a week. Plenty of leaks land in the first two groups. The third is where the conversation changes from repair to restoration or replacement, and we cover how to make that call in our guide to whether to restore or replace a tired roof.
Why we won’t give you a number over the phone
People often ask us for a rough figure on the phone, and we understand why. But a number given without seeing the roof is either padded to cover the worst case, or it’s low and grows once the job starts. Neither helps you.
What we do instead is come out, look at the roof properly, explain what we found in plain English and give you a free written quote. The quote spells out what is included and what isn’t. If a cheaper option will genuinely do the job, we tell you. You can see how that works on our roof repair service page, which covers the tile and metal repairs we handle around Nowra.
Where people end up spending more than they need to
Most expensive repairs didn’t start out expensive. A few patterns come up again and again.
Waiting. A slow drip after every heavy rain soaks the ceiling insulation, stains the plasterboard and can rot battens over time. The roof repair might still be small. The repairs inside the house are not.
Patching the symptom. A blob of silicone over a lifted flashing might hold through one summer. It rarely lasts, and each time it fails more water gets in. Fixing the flashing properly once usually works out cheaper than paying for patch after patch.
Forgetting about the salt. Homes closer to the water, out towards Culburra Beach and Shoalhaven Heads, cop more salt spray on the roof. Screws, flashings and sheet laps on metal roofs tend to go first. Catching that early keeps it a small fix.
If insurance might be paying
If the leak followed a storm, check your policy before you book anything beyond an emergency fix. Insurers usually separate sudden storm damage from wear and tear, and that difference decides what gets covered. We explain what to look for, and what a roofer’s report should include, in our post on making a roof leak insurance claim.
What a fair roof repair quote should show you
Whoever you get to quote, the written quote should let you compare like with like. Look for:
- the actual cause of the leak, not just ‘fix leak’
- what will be replaced, and with what material
- whether temporary work, rubbish removal and access gear are included
- anything excluded, such as ceiling repairs inside
- what happens if more damage turns up once the roof is opened
If two quotes are far apart, it’s usually because the roofers found different causes. Ask each one what they think is failing. Their answers will tell you more than the totals do.
If you’ve got a leak, a stain or a roof that just doesn’t look right, we’re happy to take a look. Ryan Bruce leads our team, with more than 10 years of roofing experience behind the work, and we’re fully licensed and insured. Book a visit through our tile and metal roof repairs page and you’ll get a free written quote that explains exactly what we found.
Straight answers about roof repair costs
What should I do if my roof is leaking right now?
Catch the water with buckets and move anything valuable out of the way. If the ceiling is sagging or the water is near light fittings, turn off power to that area at the switchboard. Don’t climb onto a wet roof yourself. Call a roofer to make it watertight, then sort the proper repair once it’s dry.
Is it cheaper to repair or replace a roof?
Repairing is almost always cheaper when the problem sits in one area. Replacement starts to make sense when the same faults keep turning up across the whole roof, such as rust through most of the sheets or tiles breaking all over. A good roofer will tell you which camp your roof is in, and why.
Why do roof leak repair quotes vary so much?
Usually because each roofer has diagnosed a different cause. One may plan to reseal a flashing while another wants to replace the valley it runs into. Ask each roofer exactly what they believe is failing and what they’ll replace. That makes the quotes comparable.
Do you charge to come out and look at a leak?
We give a free written quote after looking at the roof. It explains what we found and what’s included in the price, so you can decide in your own time.
Is there a cheaper time of year to get roof repairs done?
The repair itself costs much the same in any season. What changes is how busy roofers get after big storms, when everyone needs help at once. Fixing a known problem in a dry spell, before the next run of wet weather, is the cheapest timing because the leak doesn’t get the chance to damage the inside of the house.
Will painting my roof stop it leaking?
Not on its own. Roof paint and coatings protect the surface, but they don’t fix cracked tiles, failed pointing, rusted laps or lifted flashings. Those need repairing first, and a properly done restoration includes that work before any coating goes on.
