Most people call us about a roof restoration cost the same week they finally climb the ladder, or a neighbour does, and get a proper look at how tired the tiles have gone. The ridge caps are cracked, the colour has faded to a chalky grey, and a bit of moss has taken hold on the shaded side. The next question is always the same. What is this going to set me back.
It is a fair question, and it is the one thing nobody online will answer straight. Search around and you will find guides quoting Brisbane, Perth or Melbourne numbers that have nothing to do with a roof sitting in the Shoalhaven. So here is how pricing actually works on a Nowra roof, what moves the figure up and down, and how to read a quote so you know you are comparing like with like.
Why no honest roofer quotes a roof over the phone
A restoration is not one job. It is a handful of jobs bundled together, and the mix changes with every roof. Some are an hour of work. Some are a week. That is not us being cagey, it is just the truth of it: a roof that needs a wash, a dozen tiles swapped and a fresh coat is a world away from one where every ridge line has to be stripped back and rebedded before anything else can happen.
Anyone who gives you a firm price before they have been up there is guessing, and a guess only goes one of two ways. Either it is padded to cover the worst case, so you overpay, or it is a lowball to win the job and the real number turns up later as extras. Neither helps you. We would rather look at the roof, tell you what we found in plain English, and put the price in writing.
What actually moves the price up or down
When we work out a quote, a few things do most of the heavy lifting on the final figure:
- Roof size and pitch. More square metres means more cleaning, more coating and more time. A steep roof also slows the work down because everything needs harnessing and staging.
- Tile or metal. The two are restored in completely different ways, so they price differently. More on that below.
- The state of the ridge capping. Repointing is often the biggest single line on a tile roof quote. If the old mortar is crumbling and the caps need rebedding rather than just a fresh flexible pointing, that is more labour.
- How many tiles are broken. A few cracked tiles is nothing. A roof where a previous tradesman has walked it badly and left dozens of hairline cracks is a bigger replace-and-match job.
- Coats and product. A proper restoration is a primer or sealer plus membrane coats, not a single quick spray. The number of coats and the product grade both show up in the price.
- Access and storeys. A single-storey home with clear yard access is straightforward. Two storeys, a tight block, or a roof over a pool changes the setup.
- Extras that ride along. Gutters, valleys and flashings often get done at the same time because the roofer is already up there. Handy, but they add to the total, so they should be listed separately on the quote.
Salt air is the one Nowra roofs cop that inland roofs do not, especially closer to the coast around Culburra Beach and Shoalhaven Heads. It works on metal roofs and fixings harder, so condition matters more here than the brochures suggest.
Tile and metal roofs are not priced the same
On a tile roof, the money goes into repointing, rebedding the ridge caps, replacing broken tiles and then cleaning, sealing and coating. The repointing side is usually what makes a tile restoration cost what it does, which is why rebedding and repointing the ridge capping is worth understanding before you compare quotes.
A metal roof is a different animal. There is no pointing, so the work is about treating rust, replacing corroded fixings and sheets where needed, and recoating. A metal restoration can come in lower than a tile one on a like-for-like roof, but a badly rusted roof near the coast can just as easily go the other way. It depends what the metal has been through.
What a restoration should include for the money
Before you look at any number, look at what is in the scope. A cheap quote that skips the repointing or only allows one coat is not cheaper, it is just less work. A restoration done properly should cover a wash to strip the grime and moss, all the repairs the roof needs (tiles, capping, minor flashing), then the sealing and coating that actually protects it. The point is simple. Two quotes can look far apart on price and be identical on value, because one of them quietly left half the job out. Read the inclusions, not just the total.
When restoring is the wrong spend
We will tell you when a restoration is not the right call. If the roof structure is failing, if half the tiles are the wrong profile from years of patchy repairs, or if a metal roof is rusted through rather than just surface-rusted, coating over the top is money down the drain. In that case a replacement costs more up front but is the cheaper option over ten years. Part of a good quote is being told honestly which side of that line your roof sits on, and we would rather lose the restoration job than sell you one that will not last.
